What an intrusive survey is
- Localised opening-up of the external wall at agreed positions to see the real build-up: outer skin, cavity, insulation, barriers, fixings and substrate
- Needed when drawings are missing, unreliable or contradicted by what is on the wall, which on older and re-clad buildings is most of the time
- The evidence a fire-risk appraisal of external walls (FRAEW) to PAS 9980, an EWS1 assessor or an insurer relies on to judge the wall rather than guess at it
What we do on site
- Agree the opening-up schedule with the assessor and the building owner: locations, sizes, and what has to be seen at each one
- Open up from access equipment or rope access, photograph and measure every layer, sample where instructed and label everything to the location plan
- Reinstate to a weathertight, fire-compliant condition the same day, with cavity barriers and fixings made good, not left as holes behind a patch

- A photographic record per opening, keyed to elevations, with measured build-ups and a materials schedule
- The record formatted so the assessor can drop it straight into the appraisal, and so it can sit in the golden-thread file for the building
- A costed remediation specification if the appraisal calls for works, delivered by the same team under our building-safety remediation line
A plain boundary: we carry out the opening-up, the recording and the remediation. The fire-risk appraisal itself, and any EWS1 form, is signed by a suitably qualified fire engineer or assessor. We work alongside them, we do not replace them.

What is an intrusive fabric survey?
An intrusive fabric survey opens up the external wall at agreed points so the actual build-up can be seen and recorded: cladding, cavity, insulation, cavity barriers, fixings and substrate. It is carried out where drawings are missing or cannot be trusted, and it provides the evidence a fire-risk appraisal of external walls (PAS 9980) or an EWS1 assessment relies on. We open up, record, sample where instructed and reinstate to a weathertight, fire-compliant condition.
Who signs off the fire-risk appraisal?
A suitably qualified fire engineer or assessor. We provide the intrusive survey evidence and deliver any remediation the appraisal calls for, but the appraisal and any EWS1 form are theirs to sign. Keeping that boundary clear is part of how the record stands up later.
What does a façade survey involve?
We survey the existing envelope, assess its condition and review the fire strategy - including intrusive investigation where needed - then set a traceable specification before any work starts.
Do you carry out works related to an EWS1 assessment?
We deliver the remedial works that an EWS1 process can identify on the external wall system. The EWS1 form itself is signed by a suitably qualified assessor; we scope, specify and deliver the resulting works.
Do you produce the records needed for the safety case?
Yes. We document the survey, specification and works as golden-thread records, giving you a traceable pack for the building's safety case under the Building Safety Act 2022.
