Planned maintenance that keeps plant and fabric in a defensible, documented condition, and a reactive line that is answered by a person at any hour. One asset register, one report format, one team that owns both the scheduled visit and the 3am fix, across London and the South East.
Most of what goes wrong in a building is predictable: a pump that has run past its service life, an emergency light that nobody tested, a gutter that has not been cleared since the last storm. Planned preventative maintenance catches those before they become a call-out. Reactive cover deals with the ones that arrive anyway. AMPM Building Services runs both under one contract, as hard FM: mechanical, electrical, public health and building fabric, with statutory-compliance servicing built into the calendar. We do not do cleaning, catering or security. Fire and security systems are delivered by our sister company Gemini AMPM, so a client who needs the whole compliance picture can have it from one group with one point of contact.
We walk the building and record every maintainable asset: type, location, make, condition and criticality. You cannot maintain what nobody has listed, so this is where every contract starts, whether or not one already exists.
Each asset is mapped to its SFG20 task schedule. Statutory tasks are locked in; the rest are tuned to the building's risk profile and your budget. The output is a visit calendar for the year, with the skill level needed at each visit.
Engineers work the schedule, record readings, test results, defects and recommendations against each asset, and leave a digital job record you can hand to an insurer, a fire-risk assessor or the regulator.
Monthly reporting on completed tasks, open defects and reactive volume. Over time the record shows which assets are failing early, so capital replacement can be planned rather than forced.
The name is a promise about time. AM to PM, and then through the night. This is how a reactive call is handled, whatever hour it comes in.
0330 043 0080 is answered 24 hours a day, 365 days a year, by someone who can make decisions, not a message service. The first question is what has failed and whether anyone is at risk.
Each contract carries agreed response priorities. Loss of power, water, heating or cooling in an occupied building, an active leak, or a fabric failure that lets weather in, goes to the top of the list. Priorities and response times are set in the contract, so you know what you have bought.
The attending engineer isolates, contains and makes the situation safe before anything else, then restores service where it can be done there and then.
If the first visit is a temporary fix, the permanent repair is programmed and priced. Every call-out closes with a report: what failed, why, what was done and what should happen next, ready for the landlord, the insurer or the safety case.
Landlord M&E, common areas, roofs and car parks across a portfolio, with one asset register per building and one contact for the estate.
Hard-FM delivery under your contract, working to your CAFM system and reporting format, with the records to back your own compliance position.
Repeatable planned maintenance across many sites with the same specification and pricing model, and a reactive line that understands lost trading.
Term-time and occupation-aware programming, statutory-compliance servicing and lifecycle reporting for capital planning.
Fire detection, suppression, security and passive fire are delivered and maintained by our sister company Gemini AMPM, trading since 1997. Clients who want building services and life safety under one group relationship can have both, coordinated, with one point of contact.
Response and rectification priorities are agreed per contract, because a data hall and a retail unit do not need the same thing. What is fixed for everyone is the front end: the line is answered by a person at any hour, every call is triaged the same way, and every attendance ends with a report. We would rather agree a priority you can rely on than advertise a number that does not fit your building.
Yes, and it is common. The contract starts with a survey that builds the register and records the current condition of each asset. From there the SFG20 schedule and the first year's calendar follow. Where earlier records exist we fold them in; where they do not, the first visits establish the baseline.
We deliver maintenance to the relevant standards: SFG20, BS 7671, BS 5266, LOLER and the applicable statutory requirements for gas, F-Gas and fixed-wire testing, carried out by appropriately qualified engineers. Accreditations are currently held at group level by our sister company Gemini AMPM, and AMPM Building Services' own registrations are in progress. We set this out plainly in any PQQ and share the competency evidence relevant to your contract.
No. This is hard FM: building services and fabric. We do not deliver cleaning, catering, security or grounds maintenance under this contract. Fire, security and passive fire systems are maintained by Gemini AMPM, our sister company, and the two can be coordinated under one group relationship.
A named contact, not a sales team, comes back within 24 hours. Include the package, programme and stage if you can.
