How we work

From survey to handover —
one accountable team.

  1. 01

    Survey & measure

    We survey the existing space, take measured surveys and pin down the brief — base-build constraints, landlord requirements and the move-in date that has to hold.

  2. 02

    Design, samples & programme

    Coordinated design, material samples and a buildable programme — Cat A or Cat B — with long-lead items and FF&E flagged early so nothing stalls the fit-out later.

  3. 03

    Strip-out & enabling

    Soft strip, enabling works and protection to base build — sequenced around live, occupied floors and out-of-hours where the building has to keep running.

  4. 04

    Partitions, M&E & ceilings

    Dry-lining, partitions and ceilings installed alongside a fully coordinated M&E package — the same contractor, so the services and the fabric never fall between two trades.

  5. 05

    Finishes, joinery, FF&E & handover

    Bespoke joinery, finishes and FF&E to a Cat B standard, then a managed snag, demonstration and clean handover with full O&M and as-built records.

What’s the difference between Cat A and Cat B fit-out?

Cat A is the landlord’s base finish — raised floors, suspended ceilings, basic M&E and a blank, lettable shell. Cat B is the occupier fit-out on top: partitions, joinery, finishes, branding, meeting rooms and FF&E. We deliver both, and the transition between them.

Can you work in an occupied or live building, in phases?

Yes. Much of our fit-out work is phased around live, occupied buildings — soft strip and enabling out-of-hours, floor-by-floor sequencing and tight protection to base build — so the building keeps running while we fit it out.

Do you handle the M&E too?

Yes — and it’s the same contractor. We self-deliver the full MEPH package alongside the fabric, so the services and the fit-out are coordinated under one accountable team rather than split across two trades.

How do you hold the programme and the move-in date?

We pin long-lead items and FF&E at design stage, procure early and run a buildable programme with one project manager accountable for it. The move-in date is the fixed point we plan back from.

Do you cover fire-stopping and compartmentation?

Yes. Fire-stopping and compartmentation are built into the package — installed and recorded to support compliance with Building Regulations Part B and the fire-safety design under BS 9999 and BS 9991.
