Category A is the landlord's base finish: raised access floors, suspended ceilings, base M&E, lighting and finishes to a blank, lettable shell. It gives an incoming tenant a clean, code-compliant floor to fit out from. We also handle toilet cores, lift lobbies and common-part upgrades where the let needs them.
Cat A is the landlord's responsibility — the lettable base. Cat B is the occupier fit-out on top: partitions, joinery, meeting rooms and FF&E. We deliver both, so the handover between landlord works and tenant fit-out doesn't fall between two contractors.
We hold the M&E in-house. The base mechanical, electrical and public-health package is delivered by the same contractor as the fabric, coordinated under one programme — which removes the most common source of programme slip on a Cat A floor.
