Why keep the M&E in-house rather than sub-let it?

Sub-letting the M&E is the most common source of programme slip on a fit-out — the services and the fabric fall between two trades. We hold the M&E in-house, so one contractor and one project manager carry the whole floor, services included.

Do you cover fire-stopping and compartmentation?

Yes. Fire-stopping and compartmentation are built into the package — installed and recorded to support compliance with Building Regulations Part B. Because the M&E and the fabric are the same contractor, every penetration is sealed and logged, not left between trades.

What do we get at commissioning and handover?

A managed commissioning, demonstration and witnessing process to the CIBSE and BSRIA codes, then a clean handover with full O&M manuals and as-built records. With one contractor, it's a single snag list across services and fabric, not two.
