London holds more residential buildings over 11 metres with unsafe cladding than any other part of England, and the boroughs with the most buildings are among the slowest to complete. The July 2026 government data puts the scale in plain numbers. Tower Hamlets alone has more than 400 buildings under monitoring for unsafe cladding, with 35 percent complete. Southwark has between 201 and 400, with 28 percent complete. Greenwich and Hackney each have between 101 and 200. Across England fewer than four in ten identified buildings are finished, and the mid-rise stock between 11 and 18 metres is lagging the tall buildings by 17 points (MHCLG Building Safety Remediation data, July 2026). Much of that mid-rise stock is in London: docklands and riverside developments of the 2000s, estate regeneration blocks, student accommodation and build-to-rent towers that were re-clad once already. On a registered higher-risk building the accountable person's safety case, the change-control process and the golden-thread records set the framework we work inside, and our handover pack is built to slot into it. Where a building control approval application is needed for the works, we support the principal designer and the accountable person with the technical evidence.
Elevation-by-elevation phasing, fire-rated temporary protection where the wall is opened, escape routes and fire-service access kept clear and recorded daily, and a resident communication plan agreed before the first scaffold lift goes up. Decanting is the exception, not the default.
We work to the milestones and evidence those schemes require, from the pre-tender estimate through to completion certification, alongside the building owner's project manager or monitoring surveyor.
