Planned & Reactive Maintenance

M&E Maintenance in London

Planned M&E and fabric maintenance for London offices, residential blocks and multi-site estates, on SFG20 schedules with the records a London duty holder needs, and a reactive line answered by a person at any hour.

In London

One team,
county-wide.

London buildings carry heavier compliance duties than most. Registered higher-risk residential buildings have a safety case to maintain. Let commercial buildings face tightening energy standards. Occupiers on prime rents expect plant that does not fail and a landlord who can prove it has been maintained. Managing agents run portfolios across a dozen boroughs where a single contractor with one asset register per building saves them a hundred conversations a month. We run hard-FM contracts across London for landlords, managing agents, FM providers and multi-site occupiers: SFG20-based planned maintenance on mechanical, electrical, public-health and fabric assets, statutory-compliance servicing, and 24-hour reactive cover for the failures that stop a building working. Everything is recorded against the asset, so the report to the insurer, the fire-risk assessor or the Building Safety Regulator is a print, not a project.

What we deliver

Self-delivered,
accountable.

Scope

  • SFG20-based planned preventative maintenance across M&E plant and building fabric, from a surveyed asset register
  • Statutory-compliance servicing: EICR and fixed-wire testing, emergency lighting, fire damper testing, LOLER, gas and F-Gas
  • 24-hour, 365-day reactive cover with agreed priorities for occupied buildings
  • Landlord M&E and common areas across residential blocks, including the records a higher-risk building's safety case relies on
  • Portfolio contracts for managing agents: one specification, one report format, one number across every borough
  • Condition surveys and lifecycle reporting so capital replacement is planned rather than forced
  • Small works and remedials priced from the maintenance record, delivered by the same team

Standards & compliance

  • SFG20 maintenance standard
  • BS 7671 and BS 5266 for electrical and emergency lighting compliance
  • Building Safety Act 2022 record duties for higher-risk residential buildings
  • LOLER 1998, Gas Safety (Installation and Use) Regulations and F-Gas regulation as applicable
  • CDM 2015 and permit-to-work discipline on every attendance

FAQs

Your questions,
answered.

Can you maintain a registered higher-risk building?

Yes, as the maintenance contractor working inside the accountable person's safety case. The asset register, the planned schedule and every completed task are recorded so the safety case evidence is maintained as a by-product of the work rather than assembled for an inspection. Changes to safety-critical systems follow the building's change-control process.

How quickly do you attend a reactive call in London?

Priorities and response times are agreed per contract, because a trading floor and a residential plant room need different things. What does not vary is that the line is answered by a person at any hour, every call is triaged the same way, the engineer makes safe first, and every attendance ends with a report.

Do you work to our CAFM system?

Yes. Where a landlord or FM provider runs its own CAFM platform we work to it, closing tasks and uploading records in your format. Where there is none, our own job records provide the asset history and the reporting.

What is not included?

Cleaning, catering, security and grounds maintenance. This is hard FM: building services and fabric. Fire and security systems are maintained by our sister company Gemini AMPM and can be coordinated under the same group relationship.
