MEPH

Planned & Reactive Maintenance

Buildings fail on their own schedule, not yours. We keep the mechanical, electrical, public-health and fabric services running with planned preventative maintenance and 24/365 reactive callouts — one accountable team, a named contact, not a sales team. When an asset goes down at 3am, you ring one number and we own the fix.

What we deliver

Planned & reactive,
self-delivered.

Scope

  • Planned preventative maintenance (PPM) programmes built to SFG20 task schedules and your asset register
  • 24/365 reactive callouts across mechanical, electrical, public-health and building-fabric services
  • Statutory-compliance servicing — LOLER lifting equipment, fixed-wire testing and EICR, emergency lighting, fire dampers
  • Mechanical and HVAC servicing — heating, ventilation, cooling, pumps, BMS-controlled plant
  • Electrical maintenance and remedials delivered to BS 7671, from distribution to small power and lighting
  • Gas and F-Gas plant servicing, refrigerant handling and leak checks carried out to the relevant statutory requirements
  • Asset registers, condition surveys and lifecycle reporting so you can plan capital replacement, not just repairs
  • Response and rectification SLAs with clear priorities, escalation and a single point of contact
  • CDM 2015 and safe-system-of-work discipline on every attendance, planned or reactive

FAQs

Your questions,
answered.

Which areas do you cover?

London and the South East (Sussex, Surrey, Kent, Hampshire, Berkshire). Our reactive team works to a 24/365 rota, so callouts across that region reach one number on 0330 043 0080 at any hour.

Is this maintenance or soft FM like cleaning and security?

This is hard FM — M&E and building-services maintenance. We maintain mechanical, electrical, public-health and fabric services and their statutory compliance. We do not deliver cleaning, catering or security. Where a site needs those alongside, this complements the wider AMPM Group facilities capability rather than replacing it.

Do you hold the accreditations for compliance work such as gas and fixed-wire testing?

We deliver maintenance to the relevant standards — SFG20, BS 7671, LOLER and the applicable statutory requirements for gas, F-Gas and fixed-wire testing. Accreditations are held at group and sister-company level, and we can share the specific certification and competency evidence relevant to your contract as part of any PQQ or tender. AMPM Building Services draws on the 29-year record and client base of our sister company, Gemini AMPM.

How do planned and reactive work together under one contract?

One team runs both. Planned preventative maintenance follows SFG20 task schedules against your asset register, so the predictable work is caught before it fails. Reactive callouts run 24/365 for the failures that arrive anyway, on response and rectification SLAs. Because we self-deliver, the same accountable team owns the planned visits and the 3am fix — no subcontract chain, one named contact.
